Southern Charm at Palmetto Bluff in South Carolina

Palmetto Bluff is a residential community and conservation preserve in the "Low Country" between Charleston, S.C. and Savannah, Ga. The 20,000-acre development occupies the largest remaining waterfront property on the East Coast. It encompasses an extensive natural preserve; river access and walking trails; a village center with river access, boat storage and canoe club; restaurants; an inn and spa; and a Jack Nicklaus Signature Golf Course.

Upon completion, Palmetto Bluff will contain 2,900 homes. The community offers an array of residential choices, ranging from multi-million-dollar "legacy" family compounds (some up to 30 acres) to traditional single-family lots. The real estate ranges in price from $300,000 to more than $4.5 million.

Palmetto Bluff also offers a variety of entertainment and recreational options for residents and guests. It contains a pool and fitness center, the Canoe & Kayak Club; May River Golf Club, Wilson Lawn & Racquet Club (with tennis, bocce and croquet courts), and other amenities. The Longfield Stables equestrian facility has diversified programs and activities for property owners and guests, providing 24-hour equestrian care in a professionally maintained and staffed farm setting. A total of 173 acres have been dedicated to the main equestrian area, hayfields pastures and cross-country practice area.

Also on-site is the Inn at Palmetto Bluff on the banks of the May River. Managed by Auberge Resorts, the facility contains 50 guest cottages and cottage suites along with a restaurant, bar and meeting rooms. The inn is a replacement to the historic Palmetto Lodge, which burned in 1926.

The private Nicklaus-designed May River Golf Club winds through live oaks and palmettos along the high bluffs of its namesake waterway. Memberships are available only to residents of Palmetto Bluff, while playing privileges are extended to guests of the inn. Future plans include another 18 holes.

Approximately one-third of Palmetto Bluff's property is protected by covenants and restrictions. The areas include a 6,500-acre managed forest and an additional 734 acres. A conservancy organization has been created in order to protect and maintain the property's natural resources. This non-profit organization provides educational programs and activities, assists property owners on environmental-protection strategies, implements wildlife and forestry management plans, and maintains partnerships for education and outreach efforts.

Palmetto Bluff is backed by Crescent Resources, LLC, a land-management and real estate-development firm based in Charlotte, N.C. The development partnership also involves Duke Energy and Morgan Stanley Real Estate Fund (MSREF).
